More Home Sellers Slash Prices Amid Shifting Market

According to new data from Redfin, sellers across the U.S. are slashing prices at a record pace as rising costs and market uncertainty shift the balance toward buyers. Nearly one in six sellers lowered their listing price in August, and the typical home sold for almost 4% below asking—the largest seasonal discount seen in years. The trend reflects a housing market recalibrating after pandemic-era highs.

Key Points:

  • 16.7% of U.S. listings saw a price cut in August—the highest share for that month since tracking began in 2012.

  • Homes sold for an average of 3.8% below the original asking price, the biggest August discount since 2019.

  • Single-family homes led the trend, with nearly 18.3% of listings reducing prices, compared to 12.8% for condos.

  • Price drops were most common in Denver, Indianapolis, and several Texas and Florida metros, where supply is outpacing demand.

As inventory continues to exceed buyer demand, sellers are being urged to price realistically and stay patient in this evolving market. The shift presents new opportunities for buyers ready to make a move while others wait for rates to fall.
