A Colorado ranch owned by Aspen’s favored cowboy outfitter has come to market for $9.3 million.
The 35-acre ranch outside of Aspen belongs to Tom and Nancy Yoder, the founders and longtime owners of Kemo Sabe, a Western outfitter in Downtown Aspen where Mariah Carey, Beyoncé, and Shania Twain have designed custom cowboy hats.
The Yoders opened Kemo Sabe, a retail shop now with five stores that sells Western gear such as boots, in 1990, with a themed bar on the second floor. Kemo Sabe is best known for allowing customers to design custom hats in the store, which has made it popular among influencers, celebrities, and tourists.
They sold the business to Wendy and Bob Kunkle in 2020. Since then, it has gone viral on social media and was featured in an episode of “Desperate Housewives,” helping to draw even more visitors, according to a New York Times profile.
The Yoders bought the ranch on Hooks Spur Road in 2007 for $2.3 million, according to property records. It was built in 1999 near Basalt, Colorado, and the Yoders renovated it when they first acquired it and again in 2021, according to the listing with Walker Moriarty of Plus Real Estate. The Yoders could not immediately be reached for comment.
The single-story main home is rustic and intimate, with three bedrooms and a flex room among its 3,300 square feet. Terracotta floors, wood-framed windows, and log-beamed ceilings create a ranch-style feeling. Outdoor spaces overlook the landscape, and covered pathways surrounded by greenery add to the charm.
The ranch is fenced and set up for horses, with paddocks, a barn with a dedicated tack room, and three pastures—one directly in front of the home and another with an underground irrigation system.
“They’re horse people,” said Moriarty. “This was their love and their passion.”
The fencing, irrigation system, and land clearing for pasture required a significant investment of time, labor, and money.
The barn also includes a built-in outdoor bar and space for storing tractors and other large vehicles. The bar, known locally as “Woodrow’s,” is well known in the valley. “Anybody who’s been in the valley has heard of Woodrow’s and has most probably had a drink there,” Moriarty said.
The property includes a pond, a well, water rights, and private access to 9,100 acres of publicly owned land on Crown Mountain, offering space for horseback riding, hiking, cross-country skiing, and many other outdoor activities.
“It can feel like you are in a different world, yet it is conveniently located five minutes from Whole Foods and 30 minutes from Aspen,” Moriarty said.
Locals and visitors might recognize it from the 60-foot American flag that stands at the entrance, visible across the Roaring Fork Valley for miles.
